Summary
Prestwich is an ambitious £100m+ project by Muse and Bury Council to create a vibrant and highly sustainable Village Centre for Prestwich.

The brief is to create new spaces to help people and businesses to thrive, with a mix of high-quality homes and family-friendly spaces, as well as a new community facility that promotes health and wellbeing.

The plans include:

  • A Community Hub, including Library and NHS and GP Facilities.
  • A new Market Hall including a food hall.
  • A village square.
  • Retail spaces for independents and a space dedicated for a gym.
  • Circa 200 new homes.
  • A travel hub providing car and cycle parking facilities.

Challenges
CHROMA leads a large multi-disciplinary team on Prestwich.

The brief for Prestwich is derived from a significant public consultation exercise, over two stages prior to planning submission, including a newsletter, questionnaire, website, community drop-in sessions and workshops. Over 1250 questionnaires were received, resulting in key changes to the design.

Town Planning was a significant challenge, with the need for an Environmental Impact Assessment. A significant number of surveys, reports, and studies, covering several issues and disciplines, were procured and their findings coordinated into the brief and design.

Social Value is a key driver, with a dedicated team developing a strategy following an assessment of local needs.

The Travel Hub has presented a challenge with the carpark being sensitively designed to limit the impact on visual amenity, acoustics, air quality, security, light spill and heritage.

Prestwich is designed to meet the requirements of the ambitious Muse Sustainable Development Brief.

A temporary retail village is being progressed to house and ensure retention of existing independent retailers during construction.

A Market Hall forms part of the design with a specialist appointed to develop the brief.

The phasing strategy, planning, and programming is key to the success of the development.
